The weekly seller update that wins your next mandate

· 2 min read · Tim Lotter · 4 reads

Ask a seller why they switched agents and you seldom hear "the house didn't sell". You hear "I never knew what was going on."

Silence feels like nothing is happening, even when you've done three show days and spoken to ten buyers. A short weekly update is one of the cheapest ways to keep a mandate, and to win the next one.

What sellers want to know

Every seller is asking themselves the same few questions:

  • Is anyone looking at my house?
  • What are buyers saying?
  • Is the price right?
  • What happens next?

If your update answers those four, it's doing its job.

A simple weekly update

Send it on the same day every week, so the seller knows when to expect it. Friday afternoon works well: it covers the week and sets up the weekend.

The numbers

"This week: 2 viewings, 5 enquiries, and your listing was viewed online 180 times." Real numbers show real work.

What buyers said

Pass on honest feedback, kindly worded. "Two couples loved the garden but felt the second bathroom needs updating." Sellers can only act on what they hear.

What's next

The show day on Saturday, the buyer coming back for a second viewing, or the conversation about price you'd like to have next week.

When there's nothing to report

Send the update anyway. "A quiet week: no viewings. Here's what I'm doing about it." That message builds more trust than silence ever will. It's also the easiest way to start an honest conversation about price.

A seller who hears from you every week becomes the neighbour who recommends you.

Make it easy to keep up

The hard part isn't writing the update. It's remembering, for every listing, every week. Write down viewings, enquiries and buyer feedback as they happen, and Friday's update takes five minutes.

In ErfFind, this update can go out by itself: every Monday morning each seller gets a branded update from their agent with the week's views, enquiries, viewings and buyer feedback, and nobody has to type it. If you'd like to see it, book a free demo.
